The Coach House

Situated in the heart of one of the Island's Areas of Outstanding Natural Beauty, Guildford Farm, Havenstreet is an ideal base for exploring the Island. Only minutes from the main Car Ferry terminal and sandy beaches, yet the County Town of Newport, with its wide range of shops, restaurants, multiplex cinema, arts centre and leisure centre is only 10 minutes drive away.

Havenstreet is a small village surrounded by unspoiled scenery. The village has a pub - The White Hart (0.5 miles) which is renowned for its excellent meals (you will need to book), a post office, a church, and surprisingly - a station. The IOW Steam Railway (0.25 miles), has one of the finest collections of Victorian locomotives and carriages in the country, and the sight, sound and smell of the trains is all part of the experience of a holiday at Guildford Farm. The railway connects to the Island Line, giving access to the sandy beaches of Sandown, Shanklin and Ryde, which are all within 10-15 minutes drive of the farm.

Guildford Farm is an ancient settlement - once the largest farm in the area, now much smaller. The fields are used for hay making, and provide grazing for sheep and horses. Here you are well placed for holidays involving walking, cycling and riding. A public footpath crosses the farm leading south to Mersley Down - where you will find the local attraction of Robin Hill Adventure Park, and north to Wootton Creek, home to a variety of bird life. The heavy horse centre at Brickfields Equestrian Centre, which offers horse riding, is less than 5 minutes away by car, and bridleways abound in the area. If your interest is in wildlife, the Briddlesford woodlands adjoining the farm are a protected site for red squirrels and dormice.
   

The Coach House, Guildford Farm

The Coach House is a particularly spacious detached home, offering over 1500sq ft of recently converted comfortable accommodation which is centrally heated and tastefully furnished and decorated. The Coach House is the only unit of Holiday Accommodation at Guildford Farm, so it is ideal for families who want to get away from it all and have the place to themselves. Unfortunately we are unable to accommodate pets.

Coach House Features

4. Walk-in ensuite shower room to ground floor bedroom

The accommodation is on 2 levels and sleeps a maximum of 6 persons in 3 bedrooms. In addition a cot and high chair are available on request. The accommodation is arranged with 1 double bedroom on the ground floor, with a brand new walk-in shower/wc ensuite; and one double, and one twin bedded rooms upstairs. There is a separate first floor bathroom. The large fitted kitchen is well equipped with dishwasher and refridgerator, microwave, electric double oven and hob. There is ample space for 6 to eat in the kitchen, but the large 30ft lounge also has a separate dining area. A spiral staircase leads from the lounge/diner to the first floor. From the lounge large double doors lead onto a patio area which is a suntrap in the evenings. Adjacent to the Coach House is the Games Barn with table football and table tennis. Also nearby is a laundry area with washing machine and tumble drier. There is a large private garden area with drying area, garden furniture and use of a BBQ. There is ample space for parking up to four cars.

Booking Conditions
1. General The existence of these booking conditions is communicated to customers before payment for any part of the holiday is accepted to enable you to read them or have them read, faxed, e-mailed or posted to you before you commit to booking your accommodation. The conditions apply whether or not you elect to see them before you pay for your holiday. Once payment for the holiday, or of the deposit has been accepted, you have effected a contract for your accommodation. These terms and conditions are specific to The Coach House but are based on those applied by Isle of Wight Tourism from whom you may have received provisional details.
2. Payment If your holiday is booked less than eight weeks before arrival, the full price is payable at the time of booking. If the holiday is booked more than eight weeks in advance of arrival, you pay a non-refundable deposit of £50 per person at the time of booking. Should the total value of the booking be less than the required deposit you pay the full amount at the time of booking. The balance is payable no less than eight weeks prior to your holiday arrival date. If the balance has not been paid by this time the booking will be deemed cancelled (see4, Cancellation by you).
3. Confirmation of Booking We will post confirmation of your booking immediately upon receipt of payment for the holiday or payment of the deposit, whichever appropriate. You must read the confirmation letter immediately upon receipt and notify us by telephone immediately thereafter of any errors or omissions.
4. Cancellation by you If you wish to cancel your holiday after confirmation of your booking you should notify us in writing as soon as possible. Please note that if we do not receive full payment at least eight weeks before the arrival date, this constitutes cancellation by you and the cottage may be re-let without reference to you.
A cancellation fee is charged on the following scale;

Cancellation fee:

The amount of the deposit
30% of the full cost of the booking or, if greater, the full deposit
45 % of the full cost of the booking or, if greater, the full deposit
60 % of the full cost of the booking or, if greater, the full deposit
100% of the full cost of the booking or, if greater, the full deposit

5. Cancellation by us We reserve the right to cancel your holiday on the basis of the terms set out below.
  • Your holiday will not be cancelled by us except in the case of exceptional circumstances beyond our control
  • Notification will be given to you of the cancellation as soon as possible. We will endeavour to find suitable alternative accommodation for you and/or assist you in this respect and we will promptly refund to you all payments made for you holiday.
  • Our liability for cancellation will be limited to the above. No other compensation will be paid.
6. Damage to the Property We have taken great care to ensure that the property is spotless and that all equipment is in working order prior to your arrival. We ask that you leave it in the same condition upon your departure. Should the property and/or any item associated with it be damaged or broken by you the cost of repairs and/or replacement will be for your account. Payment for damaged items, etc is to be made immediately upon presentation by us of a receipted invoice or invoices for the items concerned.
7. Insurance We recommend that you effect travellers' protection insurance to guard against unforseen circumstances.
8. Availability The Coach House will be available to you from 15:00 on the day of arrival until 10:00 on the day of departure.
9. Sundries All heating, electricity and linen is provided within the cost of the holiday as shown - with the exception of bedding for the cot if this is required. Towels (one bath towel and a hand towel) can be provided on request - an additional charge is made - please enquire. Beach towels, if required, should be brought with you.
